What do I need to set my property up as a Holiday Home?

If you and your property qualify to register and operate as a holiday home, the process for you is easy. Let Sama Sama Holiday Homes do all the hard work! All we need from you is:

  • Title Deeds of the property
  • Passport copy of the owner
  • A recent DEWA bill from the property in the name of the owner
  • A signed Authorisation letter allowing Sama Sama Holiday Homes to register and manage the property
  • Fixtures and fittings within the property that meet the DTCM guidelines

What if my property is not furnished?

Sama Sama Holiday Homes can take on the task of furnishing and fully preparing your home for rental in a very short time. Although we need you to cover the upfront cost, we aim to get your return on investment in just over a month.

Can I get my own license?

Yes you can! From May 1st 2016 property owners can apply for their own license to manage their property with DTCM. You will need your Emirates ID and AED1,500 to register for one year. Then the usual paperwork, documentation and fees are required to register your property.

What do I need to be able to manage my own property?

How does Sama Sama check that the guests are suitable to stay in my property?

We are very careful when selecting the right guest to come and stay in your property. We perform a lot of due diligence to find out more about what brings them to Dubai and who they will be travelling with. We also collect passport copies for access and security, and retain a deposit in the case of any accidental damage.

Which areas of Dubai offer the highest occupancy and short term rental rate?

Unsurprisingly these areas include the Palm Jumeirah, Dubai Marina, JLT, Downtown Dubai, DIFC and Business Bay, but with Dubai’s infrastructure and within whole communities that lie a little out of the way but offer everything a holidaymaker would need, properties all over Dubai rent very easily.

Aside from Sama Sama’s management fee, are there any other costs I need to be made aware of?

As the property owner and our valued client, we want to keep things as simple as possible, so we look after all of the other costs that are involved in renting out a property on a short term basis. These include government sign up fees, Tourism Taxes and security deposits.

When and how will I be paid?

We pay all of our property owners via bank transfer on the fifth working day of each month. Our property owners received the total amount of the rent their holiday home has earned them, less our management fee any maintenance costs incurred during that month. We also provide you with a statement of every guest who has stayed in your property and how much they paid.

Is laundry and cleaning included?

We charge the guests cleaning and laundry at cost, and ensure all properties are professionally cleaned at the end of each guest stay. All bed linen and towels are professionally laundered by our trusted laundry partner companies.

Who has to pay the utilities, A/C and WiFi costs?

The owner is ultimately responsible for making sure the property has working WiFi and that all water, electricity and A/C bills are paid on time. If this is hard for you because you live abroad we can administer the payments on your behalf and take the payment out of your monthly statements

How can I tell if my property is booked?

Each property owner is provided with login details to our booking software so that they can see what bookings have been confirmed at their property at any time.

Can I book to stay in the property myself?

Each property owner can use their access to their own property portal to check the availability of their property and book it for themselves, their friends or their family, free of charge.

Do you offer an income guarantee? 

We do not guarantee income. Instead, our revenue model is based on a percentage of the rental income earned from the property. This means:

  • We work in partnership with our property owners to maximise earnings
  • We only make money when our property owners make money
  • We can maintain flexible working relationship.

What happens if something is damaged in my property?

Where are will my property be advertised?

We advertise your property on Airbnb, booking.com, Agoda, HomeAway and about five other global booking platforms, meaning your property has the best chance of being viewed and the highest chance of getting booked!

What if I want to exit the arrangement?

We only want to work with you if the relationship is working for everyone. So we will not force you to stay with our service if your personal circumstances change. Our top priority will always be our guests, so if you do decide you want to leave the portfolio then once we have ensured any confirmed bookings are honoured or adequately relocated, we will say farewell and good luck!

How long do I have to sign up with you for?

You must sign up with the government for a minimum of three months and a maximum of one year. You must sign up for a minimum of one year contract with us, but with flexible terms and conditions to ensure you can continue to enjoy earning flexibly from your property.
